A residential building with history and spirit

In the middle of the Bruderholz plateau, this detached villa is waiting for you. The property was never just used for living, but was always an expression of the bourgeois way of life. Today, the villa is suitable for private lovers of historical architecture as well as for representative purposes (e.g. as a consulate, foundation headquarters, private clinic, gallery or law firm). On the ground floor you will be greeted by a spacious vestibule with a beautiful original stone floor and fireplace. This is followed by a suite of intimate salons / living rooms with noble parquet floors. The upper floor offers a stately bedroom with a view. The asymmetry of the building, the hipped mansard roof and the ornamental façade are reminiscent of Baroque pleasure palaces. In the garden, an imposing copper beech holds court and grants nature lovers an audience.

Location & Potential

The villa is located discreetly and quietly on a hill with distant views. The property offers room for development: A potential analysis shows the possibility of building 3 single-family homes with a double garage, each with approx. 150-208 m2 of pure living space and a plot size of 333m2 each.
